Getting
"Street Legal"
Time
to field your legal questions now. From getting a collection
agency off your back to renter's rights, attorney Mike

Q: Mike, is the landlord responsible for broken sprinklers
that cause flooding or water pooling? We have a dog and
the dog can tear up that area.
A: This flooding condition created by the sprinklers could
cause some problems… typhoid, malaria, whatever. You want
to make sure the property owner takes care of these things.
So let them know in writing. Give them a reasonable time
to fix it, and if they don't fix it, fix it yourself and
deal with a reduction in your rent to get your money back.
Or you could just put a little fence up and have a pool.

Q: Mike, my girlfriend broke her wrist in a city flag
football league and we want to know if we have the right
to sue anybody?
A: I'm guessing she signed a release form before she started
playing in this league, am I right? When you sign a release
form, you're basically saying, "Hey I know it's a physical
sport and people do get injured and I understand that
and I accept that risk." But if you can prove what happened
was outside the normal risks, you've got a shot. Then
you can just sue anybody you want.

Q: Mike, the problem is I have a credit card agency calling
to collect money. What should I do?
A: Most likely, it is a collection agent trying to scare
you. You know, you're on a list and they go down the list…
oh let's scare Maggie today. Next time they call, say
thanks for the information, I know you have to go to court
and prove I owe this money before you go after my wages,
so bye-bye.
